The Bridgeland Place project at 736 McDougall Court N.E., managed by Calgary Housing, represents a transformative initiative aimed at inclusive urban redevelopment and community revitalization.

Located in the vibrant Bridgeland Riverside neighbourhood, this project aims to transform an aging 1971 housing infrastructure into modern, affordable dwellings that foster a sense of belonging and opportunity for residents.

This redevelopment is expected to introduce approximately 200 modern, affordable housing units, with a mix of unit sizes to accommodate the diverse needs of housing in Calgary. The design will incorporate strategies from innovative energy-efficient design features to accessible amenities and services to contribute to long-term affordability and a better quality of life for residents.

Following over 50 years of service, the building was closed in early 2023 to prepare for a comprehensive redevelopment. Interior demolition is slated to commence in August 2024, followed closely by the redesign phase.

As plans evolve, the Bridgeland community will be actively engaged, ensuring that the redevelopment not only meets the needs of future residents but also contributes to the overall resilience and vibrancy of the neighborhood. This project is not just about constructing a building; it’s about nurturing a sense of belonging and dignity, empowering individuals and families to thrive and contribute to the social fabric of their community.

Development Updates

December 2025

Calgary Housing reached a notable milestone in the Bridgeland Place Tower redevelopment. On Dec. 19, 2025, Calgary Housing submitted a development permit application to The City of Calgary, as the next step of the work on the tower.

Located in the vibrant Bridgeland Riverside neighbourhood, this project aims to transform an aging 1971 building into modern and affordable homes. Calgary Housing is applying for a total of 203 mixed-income homes – including a mix of 1-, 2- and 3-bedroom homes – to refurbish the building’s amenities, and to upgrade the original exterior cladding with an energy-efficient building envelope.

The updated renderings reflect the current proposed design and are subject to change as the project progresses through the development review process. The City’s Planning and Development department will now review the development permit application for alignment with the Land Use Bylaw. Detailed design will continue through the Development Permit review process, with construction anticipated to start next year.

Once work is completed, Bridgeland Place Tower will operate under the mixed-income housing model. The model is a sustainable form of housing that serves Calgarians living on lower- and middle-incomes by offering a wide range of rents in a perpetually sustainable funding model. Rents just below market rates help to fund more deeply affordable rents and fund maintenance costs, eliminating the need for operating funding from governments.

This mix improves financial viability and sustainability of operations, while allowing residents of varying financial means to live side-by-side as neighbours. Households are then better supported with stable housing as their situation changes.

May 2025

Interior demolition and abatement of the tower is now complete, with re-design work underway. Calgary Housing is also in the process of selecting a construction manager.

July 2024

Interior demolition of the tower is beginning in July 2024, and will last about a year. The exterior of the building will remain intact while this work is carried out. The entire inside of the building is being stripped down to the concrete, for a complete redevelopment of the tower. 

There will be some construction vehicle traffic through the neighborhood as vehicles exit and enter the site. Calgary Housing is committed to following City Bylaws and all noise will be kept to sociable hours.
