Changes to Rent Calculations under SHAR (Social Housing Accommodation Regulation)
The Government of Alberta is making a change to how rent is calculated for community housing and rent assistance. Starting January 1, 2026, rent will be based on 30% of total household income, including income from work or programs like AISH and Income Support.
During your next annual income review, we’ll calculate your rent using the new approach and let you know if your rent amount will change. The new rent calculation will take effect on or after January 1, 2026, where you will be informed of your new rental rate.

Starting January 1, 2026 for existing residents, rent will be based on 30% of your total gross household income—including income from employment, AISH, Income Support, and some retirement income.
The province is creating a more consistent approach to rent setting across Alberta. These changes are meant to treat all income sources equally, no matter where your income comes from.
- If you are a new applicant, the new calculation will apply starting October 1, 2025.
- If you are a current resident or already receive rent assistance, the new calculation will apply at your next annual income review, starting January 1, 2026.

All types of income will be counted equally, including:
- Wages or earnings
- AISH
- Income Support
- Withdrawals from RRSPs or RRIFs (for seniors only)
- Pensions or retirement income
