Calgary Housing Partners with Rohit Homes to Deliver Innovative Non-Market Housing Model

Calgary Housing (CH) and Rohit Homes are partnering on an acquisition and construction deal for new purpose-built rental housing at Midfield Heights. The planned development of 176 rental homes will expand access to high-quality, non-market housing in Calgary. This new development also introduces a new model for the development and delivery of non-market housing in Canada.

Located in northeast Calgary, Midfield Heights represents an opportunity to reintroduce a new form of mixed-income housing to the area, building on the site’s longstanding history while advancing a modern approach.

The partnership is built around an integrated, fixed-price delivery approach that brings together planning, design, construction, and execution under a single coordinated model. By aligning these elements from the outset — and shifting key development and construction responsibilities to one partner — the approach is designed to provide greater cost certainty, reduce delivery complexity, and accelerate timelines. Calgary Housing and Rohit Homes both gain greater certainty through this approach.

This model enables the delivery of housing at a cost meaningfully below publicly-procured construction contracts, while maintaining quality, accessibility, and long-term durability.

At Midfield Heights, the development is being designed to support a range of housing needs, with an emphasis on accessibility, livability, and long-term integration. The development will advance strong sustainability performance, with energy-efficient design and building strategies that target performance above current code requirements, supporting long-term environmental and operating efficiency.

For Rohit Homes, the partnership represents an expansion into non-market housing, applying its fully integrated development platform to support public-sector housing objectives.

The model reflects a broader shift toward partnership-driven housing solutions, where public and private sectors collaborate to unlock new efficiencies and deliver stronger affordability outcomes.

Calgary Housing and Rohit Homes plan to announce the groundbreaking of the development with our funding partners on the Midfield Heights site before the end of April 2026.
