Calgary Housing’s Midfield Heights Development, located at 88 Nimbus Way N.E., is an innovative approach to preserve Midfield’s legacy of affordable housing.
The development will include a mix of 176 studio, 1-, 2-, and 3-bedroom homes, becoming part of Calgary Housing’s mixed-income housing portfolio. Located in the northeast corner of the greater Midfield Heights site, the homes will be near a range of community amenities, including education, shopping, recreation, transportation and transit, emergency response, and Calgary’s downtown.
The new development is a pioneering approach to building affordable housing, introducing a turnkey acquisition and development method for non-market housing, working with Rohit Homes. The result will be more homes constructed more quickly, for a construction cost per-home significantly lower than current market pricing for publicly-procured construction contracts, due to the economies of scale offered by Rohit Homes through integrated planning, design, construction, and execution.
This new development also introduces a new model for how the development of non-market affordable housing can be structured and delivered in Canada. And it maximizes public dollars.
Calgary Housing’s development will be one of two affordable housing developments in the greater Midfield Heights development brokered by The City of Calgary.
Midfield Mobile Home Park, where Midfield Heights will stand, was developed in 1968 by Richfield Development Corporation on land leased from The City. In 1973, the park’s operation was turned over to The City of Calgary. The park was closed in 2018 by The City due to failing water and sanitary infrastructure.
As master developer, The City of Calgary announced plans in 2021 for the 24-acre site as a mixed-use development with retail, office spaces and residential units. An EMS station remains on the northwest corner.
