Calgary Housing breaks ground with Rohit Homes on innovative new development at Midfield Heights

Calgary, Alta. — Calgary Housing and Rohit Homes, with funding support from The City of Calgary, The Government of Alberta and the Government of Canada, announced the start of construction of new affordable housing, breaking ground at Midfield Heights.

“Our innovative approach with Rohit Homes will deliver more affordable housing for Calgarians,” Calgary Housing interim CEO Bo Jiang said. “Last June we sought approval from The City of Calgary to pursue purchase and partnership opportunities across the sector to increase the supply of non-market housing. Thank you to Calgary City Council, the Government of Alberta, and the Government of Canada for their funding support to make this development happen. Midfield Heights will leverage the expertise of Rohit Homes to maximize value for those public dollars to help house more Calgarians.”

The development will include a mix of 176 studio, 1-, 2-, and 3-bedroom homes and will become part of Calgary Housing’s mixed-income housing portfolio, creating steady housing for Calgarians living on lower- and moderate-incomes. In the mixed-income housing model, rents just below market rates help to fund more deeply affordable rents and cover maintenance costs, reducing or even eliminating the need for operating funding from governments.

“Midfield Heights reflects what strong partnerships can achieve,” said Adil Kodian, Executive Vice President of Rohit Homes. “By working closely with Calgary Housing, we’ve been able to structure a project that prioritizes delivery, cost certainty, and long-term value. We’re excited about what this unlocks—not just for this project, but for what comes next—and we’re actively looking to work with more non-market housing partners to bring this approach to other communities.”

With their homes at the northwest corner of the greater Midfield Heights site, residents will have ready access to a range of community amenities, including emergency response, education, shopping, recreation, green space, transportation and transit.

“Returning affordable housing to Midfield Heights is the right thing to do. Thank you to our provincial and federal government partners for joining the City investment in this much needed housing. Last December this Council unanimously supported direct funding of $10 million and granted authority to Calgary Housing to take on the mortgage that allowed this project to happen,” Calgary Mayor Jeromy Farkas said.

“Today, we’re showcasing an innovative model, working with private industry to deliver great value for the capital investment funded by Calgarians, Albertans, and Canadians. And Midfield Heights is a great place for Calgarians to live, being so close to schools, shopping and transit.”

The new development is a pioneering approach to building affordable housing, introducing a turnkey acquisition and development method for non-market housing. The result will be more homes constructed more quickly, for a construction cost per-home significantly lower than publicly-procured construction contracts, due to the economies of scale offered by Rohit Homes through integrated planning, design, construction, and execution. This new development also introduces a new model for how the development of non-market affordable housing can be structured and delivered in Canada.

“There is a unique energy at a groundbreaking like this — the sound of a community growing. At Midfield Heights, we’re not just moving dirt, we’re delivering 176 new affordable homes for Calgarians. Through a $20 million investment from our government, alongside our municipal and federal partners, we’re taking real action to build the homes Albertans need,” Minister of Assisted Living and Social Services Jason Nixon said.

This development returns affordable housing to Midfield. As master developer, The City of Calgary announced plans in 2021 for the 24-acre site as a mixed-use development with retail, office spaces and residential units.

“This announcement marks an important step forward in addressing Calgary’s growing housing needs. These new homes will create more opportunities for families, workers, and future residents to put down roots and thrive in our city. We will continue working with our partners to bring homes to Calgarians,” said Corey Hogan, Parliamentary Secretary, Member of Parliament for Calgary Confederation on behalf of the Honourable Gregor Robertson, Minister of Housing and Infrastructure and Minister responsible for Pacific Economic Development Canada.
